Property Description

Guide Price Range £270,000 - £280,000

Propertyworld is delighted to present this modern, well presented two-bedroom, top floor flat in ever popular Benwick Court in Penge. Having benefitted from numerous improvements in recent years - including a new boiler replaced in the last year. the property is offered in excellent order and we believe it is an ideal first time purchase.

The accommodation is bright and airy and receives huge amounts of natural light through the multiple double-glazed windows (which were replaced - all but the kitchen window - just two years ago and come with FENSA guarantees). A clean neutral palette enhances the contemporary feel of the property.

The reception room is almost over 17ft long, providing ample room for a generous dining area as well as the space for sofas and space to chill. The carpets in the lounge and other parts of the flat were all replaced less than a years ago. The kitchen is fully fitted, with a smart wooden worktop, integrated electric oven and gas hob and butler sink. The bathroom was upgraded in May 2021 and in keeping with the rest of the property has a contemporary, neutral choice of mosaic tiling and a three-piece suite. There is a large, principle double bedroom with generous integrated storage while the second can be used as a single or home office/study.

Benwick Court is a well-run low-rise development that has a communal garden that can be used by residents and is a short walk to Penge High Street with its wide range of neighbourhood restaurants, gastropubs, and coffee shops. Transport options are plentiful with both Penge West and Penge East stations providing fast regular services into London and beyond. EPC Rating C. Council Tax C.

We've lived in this flat for nearly 9 years and it's been a wonderful home for us; a lot of love and care went into creating our home and while we're excited for a new adventure, we will always cherish the memories we made in this flat, where we came home as newlyweds, spending cosy nights watching movies, having friends over for dinner and games nights, and spending sunny days admiring the view or picnicking in the little park next door. Many a New Years Eve was spent in our pjs with a cup of hot chocolate, watching all the fireworks on the horizon! The area has everything we could ever need, which is the icing on the cake! There's always something fun going on in Penge or up the hill in Crystal Palace. In fact, we regularly go up to the triangle for dinner or to the Crystal Palace Food Market for pastries and a stroll through the park. Being so close to multiple transport links means we're well connected in this area, and can be in Central London in 30 minutes or less. It's also very easy to get out into the countryside which is another bonus. We love it so much, we're hoping to stay in the area! Here's to our next adventure, and to yours! We hope you love this home as much as we have!"
