Renting a Property - Key Steps

1. When you have seen a property you want, you can reserve it by paying:

  - A holding deposit of one weeks’ rent

2. As part of our referencing process we may need to see copies of the following:

 

- Current passport

- National Insurance card

- Three month’s bank statements

- Wage slips

3. Each person must complete an applicant reference form which will be sent to an independent referencing agency. They will contact the following people for a reference:

 

- Employer

- Previous landlord

- Friend or work colleague (not relation) as character reference

References normally take four to five working days. A tenancy can commence upon receipt of satisfactory references, within one week of the holding deposit being paid.

As a general guide, you must be earning at least two and a half to three times your monthly rental commitment for the reference agency to approve your application. If not, a guarantor (homeowner/business owner) may be required.

4. On the day the tenancy agreement is signed and keys for the property are collected, we require:

  - One month’s rent in advance (the one week’s rent paid as a holding deposit will be deducted from the balance)

- One month plus an additional week’s rent as a deposit (i.e. just over five weeks rent as a deposit). Will be refunded at the end of the tenancy upon completion of a satisfactory inspection being carried out.

- Proof of valid content’s insurance must either be shown or taken out with Homelet, our insurance partners

Your move-in date will be arranged at the time the holding deposit is paid.
