Useful Selling Tips
The process, or indeed art, of presenting your property for sale is an important one to master. Whatever your motive for selling, the process can either be stress free and lucrative or tense and disappointing. The good news is that you have the ability to choose.
The preparation you put into getting your property ready for sale can be the difference between getting a standard price and getting a great price. And, the best part is, it's not hard, time consuming or expensive.
Timing
Buyers for good quality property can be found all year round. With the marketing process having become far more sophisticated than in previous times, the issue of timing is less critical today than in the past.
An accurately priced property will typically achieve an accepted offer between two and eight weeks. Prior to placing your property on the market, allow an additional two weeks to prepare both the property and the marketing material.
Presentation
Presentation of
your property is a critical factor in achieving the highest possible price.
The emotional appeal required to stir the spirit of the buyers is unlikely to
be generated by a poorly presented property. And a neglected building sends
out 'warning signals' to prospective buyers.
So it is important to do whatever is possible to have your property looking
its absolute best on viewings.
Make sure that you repair any signs of wear and tear and carry out any necessary redecoration work. Choose neutral, warm colours to emphasis the feeling of light and space.

Preparing for a viewing
A well-conducted viewing should aim to appeal to all the senses:
Sight
· Try to
ensure that the house is as tidy as possible
· Try to clear as much clutter in the house as possible
· Draw all the curtains right back from the windows to make the rooms
appear bigger and brighter
· On dull days turn on all the lights on - electric light is much warmer
and more friendly than daylight (although sunlight is best of all)
· In Spring, Autumn or Winter light a fire if you have one
Sound
· Turn the
television off. It makes people think that they are intruding
· Put some background music on quietly (classical is best)
· Close the window if the house is affected by any sort of background
noise (traffic, trains etc)
· A barking dog is for many a most unpleasant first impression of the
property. Try to take the dog for a walk when a viewing is expected. If that
is not possible shut the dog in the car or in a back room until the potential
purchasers have left.
Smell
· Attractive
smells can make a very positive impression - coffee brewing, fresh flowers etc
· Unpleasant smells can be very off putting; these include animal odours,
tobacco, strong food smells, unnatural strong air fresheners and dirty bins.
Who should conduct the viewing?
An estate agent will nearly always show a property more effectively than the owners could themselves. There are two reasons for this:
1. Purchaser are more likely to tell the agent what they really think of a property. This feedback helps to overcome objections.
2. Experience will have taught the agent how to show each property to its best advantage.

When the agent is conducting the viewing
If the agent is conducting the viewing the best thing you can do is go out.
If that is not possible, the next best thing you can do is stay out of the way
(preferably in one of the less attractive rooms) until the agent has left. The
agent will introduce you to the purchasers when they view the room that you
are in but otherwise it is best for you to play no part in the proceedings.
If you have
to conduct a viewing
The following tips may help you get the most from the viewing:
1. Preparation - Find out from your agent as much about the purchasers' background and their main requirements (e.g. large garden, lots of space downstairs etc). This will help you establish a rapport and enable you to stress the key points during the viewing
2. Greeting - First impressions really do count - smile when you greet - it makes a difference
3. Only one of you should conduct the viewing - too many people makes rooms feel smaller
4. Order of rooms - show the best room first and finish there to make a good last impression
5. After you - Let purchasers enter first an empty room feels bigger
6. Don't talk too much - Just relate the house to their main requirements (your wanted a big garden - this is 70 ft) and point out things purchasers may not notice themselves (the conservatory gets the sun all day)
7. Privacy - Couples need time to discuss the property before leaving - give them an opportunity by sending them to look at the garden for instance on their own
8. Security - You can never be too careful; keep your eyes open and never leave purchasers alone in the house
9. Handling offers - Do not get embroiled in price negotiations yourself; simply thank them and refer them to the agent
10. At the end of the viewing - Always offer people the opportunity to look around again and/ or come back for a second look (even if they appear disinterested!)
11. Obtaining feedback - You should expect feedback within 48 hours of the viewing from your agent
12. Maintain
your enthusiasm - Regardless of the number of people you have shown
around, it is vital to maintain your enthusiasm. If you don't, it is unlikely
a purchaser will want to buy it
