We are Sydenham's only family run, independent sales and lettings agency. Established in 1997, we pride ourselves on our highly personalised and innovative approach and on delivering the highest standards of professional care to all our customers. For us, honesty, professionalism and passion are everything.
Our independence and family ownership allow us to offer a level of service that our 'corporate' competition cannot match. We simply care more and try harder. Our aim is to make the moving experience as stress free and rewarding as possible. We believe passionately in the importance of local knowledge and both Dan and I have lived in Sydenham for over ten years. We have a local focus and know the area inside out. This ensures we don't spread ourselves too thinly. We cover Sydenham, Forest Hill, Anerley / Penge, Crystal Palace and Beckenham.
We have the most comprehensive internet marketing package of any local agent and we advertise on a total of 25 property web sites. This is complimented by our two prominent offices next to Sydenham train station which benefit from the highest footfall of any local agent.
Whilst we are delighted to be one of Sydenham's fastest growing estate agents, our aim is not to be the largest, but simply to be regarded as the best. We are proud of the fact over 98% of our customers say they would recommend us to their friends and over 60% of all our new business comes from personal recommendations and referrals (Source: internal research).

Meet The Team
Richard Crowley
Managing Director
Richard has over fifteen years experience of the sales and lettings industry and has run Property World since 2001. Completely hands on, he will be one of your main points of contact from day one. Previously Richard worked as a marketing consultant for some of the UK's leading companies. This experience has enabled him to take a radical and fresh approach to the estate agency business and to Property World's marketing strategy. He lives in Sydenham and has an excellent knowledge of the local area.
Dan Crowley
Director
Dan joined the family business in the summer of 2004, having previously lived in Sydney, Australia for three years. There he worked with some of the leading estate agents in Australia, gaining a broader understanding of the industry and gaining fresh insights into best practice and customer service. Many of these initiatives have now been introduced by Property World in the UK. He too lives in Sydenham with his partner and son Tomas.
Andrea De Roche
Property Manager and 'Front of House'
Andrea has been with Property World since 2005. She will no doubt be the first person you meet in our office. Full of enthusiasm and passion, she is a real 'people person' and an invaluable member of our team. Andrea looks after the maintenance programme for our managed letting properties, and is responsible for everything from carrying out regular property inspections to dealing with emergency maintenance issues.
Sarah Willson
Administration Executive
Sarah is our longest serving team member having joined in 2002. She is responsible for all aspects of our administration behind the scenes, from coordinating the referencing process and managing tenancy renewals to web maintenance. Diligent, hard working and organised, Sarah's administration and organisational skills keep the business on track.
Helen Wilson
Finance
Helen has worked with us for six years and has over thirty years financial and accountancy experience. She is responsible for a broad range of financial roles including financial management and preparation of accounts, payments to our contractor partners to rent collection and arrears.
